Bridging finance doesn’t have to be expensive. It is solely reliant on the time you retain the bridging loan for, and you will only pay interest on the months you keep the loan in place for. Bridging is a tool for speed and certainty, not a substitute for cheap long-term debt. Every bridging lender reads speed, exit plans, and property condition differently, with different criteria and different appetite for risk. No bridging is for all buyers, experienced or not.

You can service the bridging loan and make monthly payments, however, most investors would retain/roll up the interest and repay this at the end of the term.

Not necessarily, bridging loans are generally more expensive to get in place due to lenders arrangement fees etc. However, you only pay the monthly interest for the time you keep the loan. i.e. you take a 12 month term but repay in month 6, you only pay 6 months interest on the loan.

Not always, we can use more than one property to secure against in bridging finance, allowing you to borrow 100% of the purchase price.

We would always make sure there is a suitable exit strategy in place, but if you find yourself in a situation that are unable to repay the bridging loan, lenders can offer an extension but this is at lenders discretion and should not be relied upon.
