Don't Lose The Deal. Bridge The Gap.
Watch the short video below to see how we help buyers and investors complete in days, not months - even when the banks said it couldn't be done in time.
- Access funds in as little as 5-7 days, not the 6-8 weeks a standard mortgage takes.
- Search the whole of the market to get you the fastest yes and the best rate available.
- We handle everything: the valuation, the paperwork, the solicitors, and help with your exit plan.
- You only pay when the deal completes. No completion, no fee.

If you need to move fast on a property
You have probably been told one of these.
- You’re going to miss out on Investment opportunities, as these are only achieved by cash buyers or experience investors due to speed.
- You need to wait 6-8 weeks for a mortgage. So, the seller moves on, and the deal falls through, and you're back to square one.
- You have the deposit, the exit plan, and the numbers that work - and they still told you the timeline wasn't possible.
- You sat with your own bank and got one answer, from one lender, that couldn't move fast enough for the deadline you had in mind.
- You’re not going to be able to complete in such a short space of time.
- Every week you wait, another buyer with faster funding gets the keys instead of you.
Here is the truth no one has corrected.
You don't need to be an experience investor/developer to take out a bridging loan. You might be a homeowner looking to buy a new home and stuck trying to sell your existing, don't want to miss out on an amazing purchase opportunity. Bridging finance doesn’t have to be expensive. It is solely reliant on the time you retain the bridging loan for, only paying interest on the months you keep the loan in place for.
Bridging is a tool for speed and certainty, not a substitute for cheap long-term debt.
When you have access to the whole of market, you are not relying on one lender's timeline. You are searching the market for the one that says yes, fast enough to actually get you the deal and secure the property.
Your property, your timeline and your exit plan. Then we tell you the honest truth about what's actually possible in the time you have, not the time a normal mortgage would need. We know the market and we have no emotion in it, so we push hard for the best terms. Taking into consideration your requirements and preferences. All lenders on the market, not just one. We find the one that says yes, moves fast enough, and gives you a rate that actually works for the deal. We chase the solicitors, handle the paperwork and keep the lender happy. We are also hands on when it comes to dealing with Estate Agents regarding property chains and Developers, when it comes to projects and understanding timeframes etc. We will check in throughout the bridging term to ensure the exit strategy is in place and in line with the intended redemption date. How we actually get you completed
We start with your real numbers
We find the right lender for your situation
We arrange the loan across the whole market
We take the admin off your plate
Monitoring the exit strategy
Frequently asked
Questions clients might have regarding bridging finance.
Chain break, Auction purchases, Renovation works, Land purchase
No, bridging is for all buyers, experienced or not.
You have the option to make monthly payments to the loan (servicing) or you can retain/roll up the interest and repay the interest on exit.
Not necessarily, bridging loans are generally more expensive to get in place due to lenders arrangement fees etc. However, you only pay the monthly interest for the time you keep the loan. i.e. you take a 12 month term but repay in month 6, you only pay 6 months interest on the loan.
Not always, we can use more than one property to secure against in bridging finance, allowing you to borrow 100% of the purchase price.
We would always make sure there is a suitable exit strategy in place, but if you find yourself in a situation that are unable to repay the bridging loan, lenders can offer an extension but this is at lenders discretion and should not be relied upon.
Sale of property, refinance, investments, Inheritance, Business payouts.
1 months interest.
Yes, bridging finance is available to clients with adverse credit, assuming your exit strategy isn’t affected by this.
